The recently inaugurated Ganga Expressway, which became operational on April 29, 2026, is poised to become a significant economic driver for the National Capital Region (NCR), with real estate experts predicting substantial growth, particularly in Ghaziabad. This 594-kilometer corridor, stretching from Meerut to Prayagraj, is expected to fuel a surge in property values, with rates potentially increasing by up to 25%.
Information was available with The Chenab Times indicating that Ghaziabad has been identified as a key area poised to benefit most from immediate capital gains due to the expressway’s integration with existing infrastructure. This includes the Namo Bharat (RRTS), the Delhi-Meerut Expressway (DME), and the planned link to the Delhi-Mumbai Expressway, scheduled for completion in July 2026. These combined infrastructure developments are transforming Ghaziabad from a residential suburb into a dynamic growth centre.
The eastern part of the NCR is experiencing a significant boom, particularly along the NH-24 corridor and the Raj Nagar Extension. The Ganga Expressway is establishing a direct economic connection between the markets of Eastern Uttar Pradesh and Ghaziabad’s primary micro-markets. Industry leaders anticipate that the demand for mid-income and affordable housing in these areas will increase by 20% to 25% in the near future.
Areas along the NH-24 corridor, such as Siddharth Vihar, Crossing Republic, and Wave City, are transforming into premium residential zones. Increased inquiries are being reported as travel times to districts in Central Uttar Pradesh are reduced by approximately 50%. This enhanced connectivity is making these locations more attractive for residents seeking to reduce commute times to the wider NCR.
Raj Nagar Extension, already recognized as a hub for affordable luxury, is now being viewed as a transit-oriented development node. This positioning is expected to offer seamless connectivity for professionals commuting between the NCR and the industrial clusters of Hapur and Bulandshahr. The accessibility provided by the expressway is a key factor in this evolving perception.
Established localities such as Indirapuram and Vasundhara are also experiencing a secondary boom, particularly in rental yields and demand for commercial properties. Their proximity to the expressway’s feeder routes is contributing to this renewed interest, making them attractive for both residential and business purposes.
Beyond Ghaziabad, the real estate momentum generated by the Ganga Expressway is expected to radiate outwards, impacting several key districts along its route. Meerut, the starting point of the expressway, is witnessing development in areas like Pratap Pur and Bijli Bamba, which are evolving into organised township hubs. This development mirrors the early stages of growth seen in Noida and Gurgaon a decade ago.
Hapur and Bulandshahr are transitioning from predominantly agrarian economies to become significant logistics and warehousing powerhouses. Land prices in these districts are already showing an upward trend as investment begins to flow into manufacturing. The development of 6,500 acres across 12 industrial nodes is a key driver of this economic shift.
The districts of Budaun, Shahjahanpur, and Hardoi, previously underserved, are now attracting long-term investors. The focus is primarily on commercial properties and roadside amenities located near major interchanges. The expressway is opening up new economic opportunities in these regions.
At the terminal hub of Prayagraj, areas such as Phaphamau and Soraon are emerging as hotspots for hospitality and high-rise apartment developments. This growth is being driven by the expected influx of trade and tourism facilitated by the expressway.
Varun Garg, Director of Karyan Group, noted a structural shift in how NCR real estate is valued. He stated, “Ghaziabad is no longer just a bedroom community for Delhi; it is the main center of economic development for the entire state. The Ganga Expressway creates a modern, accessible corridor that will redefine the landscape of NH-24 and Raj Nagar Extension over the next decade.” This perspective highlights the long-term vision for the region driven by enhanced infrastructure.
